Remortgage loan-to-value calculator

Estimate a client's current property value and work out which LTV band their next mortgage falls into. Each 5% band can change the rate they qualify for.

1  Property & current value

£
Auto-filled from the estimate. Override with a known valuation if you have one.

2  Current mortgage

£
Loan and start month pre-fill from the sale. Lower the loan to what they actually borrowed (sale price minus deposit).
%
Balance today will show here.

3  Project to end of fixed rate

The date the client can remortgage without an early repayment charge. Holding value flat means the LTV improvement comes only from capital repaid, which is the safe assumption. Growth is flagged as an assumption in the result.

Where this sits on the LTV bands

The value is indicative, derived from the last recorded sale indexed by the local HM Land Registry House Price Index. It assumes the property tracked the local market and ignores improvements or condition. Where the balance is worked out from the original mortgage it assumes no overpayments, product switches or rate changes. It is a positioning estimate, not a formal valuation or mortgage illustration.
